Overview

The specifications support the planned replacement of kitchens in Vico Homes properties and are intended to form schedules to the contract. The base requirement is a like-for-like replacement of existing kitchens ('kitchen out, kitchen in'), subject always to statutory compliance, safety, resident need and any approved design change. The specifications shall be read together with the Schedule of Rates, contract documents, product schedules and any other schedules forming part of the contract.

The Contractor shall act as Principal Contractor for the works and shall discharge all associated duties under CDM and applicable Building Regulations requirements. Vico Homes shall identify the appointed CDM Principal Designer and any duties expressly retained by Vico Homes within the contract documents. The Contractor shall be responsible for coordinating and completing the works required to deliver a complete, safe, compliant and habitable kitchen replacement, except where this specification expressly states that a duty, approval, decision or risk is retained by Vico Homes.

1.1 Programme Delivery and Model

Properties are grouped into defined geographical areas (Lots) and a contractor will be appointed to each Lot.

Vico Homes will provide the successful Contractors with the initial property address lists of their Lot during the first year of the contract. The volume of each Lot is anticipated to increase per annum as indicated in Appendix B Specification

The Contractor shall be responsible for using the address list to develop, maintain and manage its own delivery programme for the allocated geographical area, including but not limited to;

Customer appointments,

Survey sequencing,

Asbestos surveys/ removals,

Kitchen surveys,

Agreeing Tenant choice capture,

Arrange kitchens manufacture and order via Jewson partnership Solutions (JPS),

installation dates,

resource planning,

geographical batching and backfill arrangements.

Vico Homes shall provide sufficient validated backfill properties where available to support continuity of delivery. Where properties are refused, unavailable or delayed, the Contractor shall re sequence its programme and use the agreed backfill process to minimise impact on the annual target, monthly delivery profile and weekly delivery targets.

For year 1 kitchen and asbestos surveys have been completed for the majority of properties and will be provided to the contractor, Year 2 onwards will follow the above model. i.e the Contractor will be responsible for the full process.

Materials

All kitchen orders, including kitchen packs and associated components shall be processed through Symphony via Vico Homes Stores function. The contractor shall be responsible for ensuring that orders are placed in sufficient time to meet program requirements. All materials ordered through Stores shall be delivered to and stored within the contractors' own facilities. The contractor shall be responsible for the receipt, inspection, security, storage and stock management of all materials upon delivery.

Kitchen packs, inclusive of base, sink, wall units and worktop materials shall be ordered through Stores, however all other items required to complete the works shall be supplied by the contractor at their own cost and be deemed to be included within the tendered rates.

The Stores function is operated and managed by Jewson Partnership Solutions (JPS). As a condition of participation in this contract, Contractors must hold and maintain an approved credit facility with JPS sufficient to support the ongoing delivery of the services and works required under the contract.

The work will be split up into the following geographical LOT's

LOT 1 - Wakefield South - WF1, WF2, WF4

LOT 2 - Wakefield North - WF3, WF5, WF6, WF10, WF11

LOT 3 - Wakefield East - WF7, WF8, WF9
